Abandoned Butlin’s Reborn as £25M Holiday Village

A once-thriving Butlin’s holiday camp in Filey, North Yorkshire, has been transformed into a luxury £25 million holiday destination, complete with modern amenities including heated swimming pools, saunas, an arcade, and family-friendly attractions.

The original Butlin’s site, founded by Sir Billy Butlin, opened in the mid-20th century and quickly became one of the company’s flagship locations. Positioned between Scarborough and Bridlington, the resort welcomed over 150,000 visitors annually at its peak. It even featured its own dedicated railway station—a testament to its popularity—which remains operational today.

During its heyday, guests at the seaside resort enjoyed sunbathing, swimming, dancing, and entertainment provided by the iconic Butlin’s Redcoats. The site also featured simple chalet accommodations, amusement arcades, and a full entertainment schedule.

However, the camp’s success declined in the 1970s as international travel became more affordable. The site closed its doors in 1983, and by 2001, it had fallen into disrepair. Former staff member Richard Bailey, who worked there in the summer of 1968, recalled the site’s desolate state during a visit two decades later.

“There was still plenty of evidence of what had once been a holiday camp, including the chalets, fountains, and remains of the outdoor and indoor pools,” he wrote in a social media post.

A New Chapter: The Bay Filey

Today, almost no trace remains of the original Butlin’s resort. The area has been redeveloped into The Bay, a purpose-built holiday village offering approximately 500 properties, many of which are available as short-term rentals.

Construction of the first beach house began in 2012, with further expansion in 2021 under the Meadows development. The village was designed with communal green spaces, open gardens, and boules courts to foster a relaxed, communal atmosphere.

Central to the site is a 20-metre indoor swimming pool, along with a baby pool, sauna, and steam rooms. A fully equipped gym and an on-site beauty room cater to guests seeking wellness and fitness options. For dining and leisure, there is a pub that serves food and drinks throughout the day, as well as a shop offering essentials and souvenirs.

In a nod to its Butlin’s heritage, the complex also features a family entertainment centre complete with arcade games. Younger visitors can enjoy a dedicated adventure playground for children under 12.

Affordable Getaways with a Luxury Feel

Despite its upscale offerings, The Bay markets itself as an accessible destination for budget-conscious travelers. According to listings, a two-bedroom apartment can be rented for £380 for a two-night stay in June. The more premium Sea Urchins beach house—featuring king-size bedrooms and an open-plan kitchen—is priced at £464 for the same dates. For larger groups, a four-bedroom sea-view house is available for £1,160.28 over a two-night period.

Developers emphasize the balance between luxury and affordability, making The Bay an attractive option for families, couples, and solo travelers seeking a coastal escape without leaving the UK.
